The signals REHL scores, and what each is worth
Every signal has a published weight and its own ageing rate. These are the ones that are live today.
What you log on the lead
These fire from your activity log and carry the heaviest weights. They also do not age: inside the 365-day window they count the same on day 300 as on day one.
- Deal closed: +75.
- Offer made: +50.
- Showing held: +45.
- Meeting held: +35.
- Qualified the lead: +30.
- Showing scheduled: +30.
- Reached them on a call: +20.
- A texting exchange that reached them: +15.
- An email exchange that reached them: +15.
- Marked not interested: -40.
- Marking a buyer as interested in a specific listing: +8. This is counted once per person per listing, so adding them again does not stack.
Notes, voicemails, and no-answer calls emit nothing. A note is record-keeping and an unanswered call is not engagement, so neither moves the number.
Opting out
- The buyer unsubscribed from your email: -40, held at full strength for a year.
- The buyer texted STOP: -50, held at full strength for a year.
- The buyer wrote back in their own words asking you to stop: -100, and it floors the score outright. This is the one signal the 365-day window never drops.
All three are written automatically the moment the opt-out is processed, alongside adding them to your suppression list. You do not need to log anything yourself.
The suppression is the permanent part. The score effect is not. Like the activity signals above, the first two do not taper, but they do fall out of the calculation once they pass the 365-day window, so someone who shut off one channel a year ago and kept browsing can warm back up. Whether you may contact a person is answered only by the suppression list, never by their score.
What a buyer does on your site
- Requested an agent match: +25.
- Requested a private tour: +35.
- Signed in at an open house online ahead of time, or scanned the QR code at the door: +35. Signed in as a walk-in with no prior RSVP: +50, since actually showing up is the stronger signal.
- Signed up for saved-search alerts: nothing, today. Saving a search stores the search and starts the alert emails, but it does not currently emit a scoring signal, so the score does not move. Clicks on those alert emails do not score either, because only Cultivate sends carry the link back to a lead.
- Asked to be connected with a lender: +30.
- Seller-side: requested a home value estimate: +35.
- Told you they are not working with an agent: +20, on top of whatever the form itself was worth. This is only asked on open-house sign-ins, RSVPs, and the find-an-agent card, and only a clear no counts. Saying yes is recorded on the lead but scores nothing either way, and never being asked scores nothing.
- A general or legal inquiry: +10. Anything else that does not match a recognized form: +15.
- Started the affordability calculator: +10.
- Favorited a listing: +5, and un-favoriting takes 5 back.
- Shared a listing: +4.
- Viewed a listing: +2. Ran a search while signed in: +2. Ran a search before signing in: +1. Viewed a page: +1.
- Opened a Cultivate email: +1. Clicked a link in one: +3.
The small browse weights are meant to stack. One listing view is noise; forty views across a fortnight is a pattern, and the model reads it as one.
Tours
- Showing attended: +6 to +60, scaled by the rating you leave on the tour stop. A five-star rating scores the full weight, the single strongest signal before an offer; a one-star rating still counts, just modestly. This fires when you log the rating, not when the buyer physically walks in.
- Tour confirmed by the buyer: +35. This needs the buyer to actually click the confirmation link you sent.
How the lead arrived
- Captured at an open house: +30.
- Referred to you: +25.
- You hand-added them: +5.
- They arrived in a CSV import: +2.
Import and manual-add weights are low on purpose. Both say someone thought this person was worth typing in, which is real but weak evidence. On its own, either one scores cold.
If you leave a note on the capture, REHL AI reads it for stated intent and can add up to +30 when the note describes a near-term move, or +12 for interest without urgency. This needs REHL AI to be available and within budget, and a large import only classifies the first couple of hundred notes. The rest still score on their arrival weight.
Weights are configuration, not code, so they can be retuned without a release. The numbers above are the current defaults.
