The net sheet
Enter your sale price, your remaining mortgage payoff, the agent commission percentage, any repair credits you expect to give, and your state. It shows the deductions one by one (payoff, commission, transfer tax or stamps, title, escrow and closing, credits) and the net to you at the bottom.
Seller costs are custom-driven, so the state you pick changes the math. Florida, New York inside and outside the city, New Jersey, Texas, California, Georgia, North Carolina, and South Carolina each have their own assumptions, with a generic fallback for anywhere else.
Nothing you type here is sent anywhere or stored. There is no form, no email box, and no sign-up on this page. Your lender's payoff statement, which arrives about a week before closing, is the only exact figure.

Why is the commission a number I have to type?
Because it is negotiable and varies by agent and by deal. The calculator does not assume a rate for you.
