The buyer calculators

Four calculators, all free and all instant. None of them ask for your email, and none of them send your numbers anywhere.

  • Mortgage: home price, down payment, rate, term, taxes, insurance, and HOA in. Monthly principal and interest, the full monthly payment including PMI when your down payment is under 20%, the loan amount, and total interest out.
  • Affordability: income, monthly debt, and down payment in. The maximum home price out, using the lender standard of 28% for housing alone and a back-end limit you control up to 43%. The lower of the two limits is the one that binds.
  • Closing costs: home price, down payment, and state in. Lender fees, title insurance, transfer tax or stamps, inspection, appraisal, pre-paid escrow, and recording fees out, with a note on that state's quirks.
  • Rent vs buy: price, rent, down payment, rate, and your expectations for appreciation, rent rises, and investment returns in. Your break-even year out, plus owner and renter net wealth at year ten.

The math runs entirely in your browser. Your income, debts, and prices are never sent to REHL and never reach an agent from these pages.

The pre-qualification form is separate

Below each calculator there is an optional form to start a pre-qualification. That one is a real request: it asks for your name and email, needs your consent, and goes to the brokerage behind the site, where an agent follows up. If you only use the calculator and skip the form, nobody is contacted.

How accurate are these?

They are screening tools built on standard national assumptions, and each one says so on the page. PMI is assumed at 0.7% a year, insurance at 0.5% of price, maintenance at 1% of price a year. Coastal and high-risk insurance markets run far above that. A lender or a local agent gives you the real figures.

Is an affordability result the same as a pre-approval?

No. It is a screening estimate from the numbers you typed. A pre-approval comes from a lender after they pull your credit and verify your income. The estimate never returns a decline or a denial, because it is not a lending decision.
