What a transaction is, and how to start one
A transaction is one deal, from accepted offer to closing. It holds the property, the money, the people, the deadlines, the documents, and a timeline of everything that happened.
What a transaction holds
- The property: address, MLS number, and which side you are on (buyer, seller, or both).
- The money: contract price, earnest money, commission rate or flat amount.
- The dates: acceptance, effective, closing target, and actual close.
- The people: lender, title, escrow, attorney, co-op agent, inspector, appraiser, and more.
- The contingencies: inspection, appraisal, financing, and the rest, each with a deadline.
- The documents sent for signature on that deal, and an activity log of every change.
Three ways to start one
- From Transactions, click New transaction and fill in the property and the numbers. Everything on that form is optional except the side, so you can open a deal the hour it is accepted and finish the details later.
- From a lead, use Create transaction in the action rail. REHL opens a buyer-side deal linked to that lead and notes their name on it.
- From one of your listings, use Create transaction on the listing page. REHL opens a seller-side deal and copies the address, city, state, ZIP, MLS number, and list price across as a starting point.
A price copied from a listing is a starting point, not the accepted offer. Change it on the transaction to whatever the contract actually says.
Who on my team can open and edit a transaction?
Agents can, by default. Transactions is a row in the permission matrix, and an agent seat starts on Edit. An admin can set an individual seat to Read (they see deals but change nothing) or None (Transactions disappears for them). Admins always have Edit.
Can I delete a transaction?
Only an admin can, and only a deal with nothing to preserve. REHL keeps a deal that is Closed, and keeps any deal where a document has actually gone out to someone, whether or not they signed it. Cancel those instead: set the status to Cancelled with a note, and the reason is recorded on the timeline.
There is a sample deal in my board. Is that real?
No. New accounts get one sample transaction so the board is not empty. You can move it through every stage, but REHL will not let you mark it Closed, because that would put a property that does not exist into your closed-deal numbers. Remove the sample data whenever you like.
